What Actually Drives the Price
Substrate condition. Applying a membrane to clean, sound concrete is straightforward. Stripping back a failed membrane, removing laitance, and treating cracks before the new system goes on can double the labour. The product cost is often the smallest part of the bill — preparation is where the hours go.
Access. A ground-floor bathroom is easy. A clifftop Uluwatu roof terrace, an infinity-pool view edge, or a basement wall behind finished joinery all add time and sometimes scaffolding or draining costs.
The right system. A flexible polyurethane costs more per square metre than a basic acrylic, but specifying the cheaper product where it doesn't belong is the most expensive choice of all, because you pay twice when it fails. We price the system the application actually needs, not the cheapest one that fits the surface.
Diagnosis first. Pool and roof leaks especially can be cheap or expensive depending on whether the problem is a single fitting or a whole-shell failure. We test before quoting so the number is real.
Why the Cheapest Quote Often Costs the Most
The recurring pattern we're called to fix is a bargain re-coat rolled over a failing membrane. It looks finished and costs little, and it fails within a season because the new layer bonded to the old failing one rather than to the concrete. The owner then pays again for the proper strip-and-replace they could have done first. A realistic quote that includes preparation is almost always cheaper over five years than a cheap quote that skips it.
